This solicitation seeks a qualified contractor to provide comprehensive preventive‑maintenance (PM) services for all Department of Human Resources (DHR) HVAC equipment across Alabama county offices for FY 2026. The work includes quarterly inspections, filter replacement, water‑treatment testing, and mandatory documentation, with strict licensing, certification, and reporting requirements.
• Quarterly PM visits to every DHR HVAC system (boilers, chillers, heat pumps, split‑systems, exhaust fans) with a sequential scheduling rule.
• Mandatory filter changes (pleated or HEPA), on‑site washing of reusable filters, and quarterly water‑treatment analysis for water‑based sites.
• Detailed reporting: signed inspection forms, before/after photos, repair quotes, EPA refrigerant reporting, and pre‑approval of any repairs.
• Contractor must hold current Alabama HVAC, refrigeration, and master gas‑fitter licenses, plus EPA Section 608 certification for all technicians.
