Description

The City College of San Francisco (CCSF) is seeking a qualified Inspector‑of‑Record (IOR) to provide full DSA‑certified inspection services for the John Adams Allied Health relocation project. The IOR will be responsible for daily site inspections, inspection reporting, DSA‑card processing, and final certification of the tenant‑improvement work spanning the basement through the third floor. The work is a professional‑services agreement with an estimated six‑month construction period beginning in April 2026. • Perform continuous on‑site inspections of structural, mechanical, electrical, plumbing, and fire‑life‑safety work, ensuring compliance with California Building Code and DSA requirements. • Prepare and submit daily inspection reports, verification reports, and DSA‑card approvals within five business days of each reporting period and before final acceptance. • Coordinate with sub‑consultants, manage SLBE participation credits, and provide all required documentation (forms, fee proposal, certifications) by the Feb 24 2026 deadline.

Budget estimate

$150,000 – $350,000

The RFP does not disclose a contract value. Typical Inspector‑of‑Record fees for a six‑month, multi‑discipline college renovation range from $150 k to $350 k, depending on hourly rates, staff levels, and reimbursable expenses. A modest project with limited SLBE discounts could fall near the lower end, while a full‑service IOR with extensive documentation and sub‑consultant coordination could approach the higher end.
