Description
The City of Somerville seeks an Owner’s Project Management (OPM) firm to lead the design‑build and construction‑management of a comprehensive, multi‑building master‑plan renovation and department‑relocation program. The OPM will be responsible for overall project coordination, budgeting, scheduling, value‑engineering, on‑site supervision, stakeholder engagement, and integration of various specialist consultants (architects, cost estimators, commissioning agents, geothermal HVAC specialists, etc.) across a portfolio of primary and secondary municipal facilities. The contract runs for three years, with a not‑to‑exceed fee structure and potential extensions subject to City Council approval.
• Manage all phases: schematic design, design development, construction documents, bidding, construction, and warranty.
• Provide full‑time on‑site representation for each active construction site, including extended‑shift coverage as needed.
• Coordinate cost estimating sub‑consultants, maintain baseline budget and schedule, prepare monthly progress reports, and oversee change‑order administration.
• Facilitate community and stakeholder outreach, swing‑space planning, and geothermal HVAC feasibility studies.
• Work under both Chapter 149 (design‑bid‑build) and Chapter 149A (CM‑at‑Risk) delivery methods, collaborating with City‑selected architects and other consultants.
