The City of Pacific Grove is seeking a qualified concessionaire to operate a full‑service food and beverage program at the Point Pinos Grill located on the municipal golf links. The contractor will lease the clubhouse, run a restaurant, bar, banquet services, and provide on‑course sales while assuming responsibility for all utilities, maintenance, staffing, licensing, and financial reporting. The lease is structured with a fixed base rent plus a percentage of gross sales, and the contract term is an initial five‑year period with an optional five‑year renewal.
• Operate a 5,255 sf facility with dining, banquet, and outdoor patio spaces, serving both golf patrons and the general public.
• Obtain and maintain a California Type 47 liquor license and all required food‑service permits.
• Pay all utilities, manage waste‑recycling, and maintain City‑owned equipment; provide monthly sales reports and annual audited financial statements.
• Propose a rent structure (fixed base rent + % of gross revenue) and submit a five‑year financial pro‑forma; evaluation weighted 50 % technical, 30 % financial, 20 % community engagement.
