Description
The Spokane International Airport is seeking a qualified concessionaire to design, construct, and operate a 1,860 sq ft common‑use lounge (with an optional 633 sq ft support space) in the sterile area of its terminal. The selected vendor must invest at least $500 per square foot for initial build‑out, meet extensive hospitality and food‑service standards, and operate the lounge 24/7 for ten years, providing both membership and pay‑per‑use access. The contract includes performance guarantees, mid‑term refurbishment, and strict reporting, insurance, and compliance requirements.
• Design & construct a modern lounge meeting TSA, FAA, and ADA standards, with full food‑beverage service and premium amenities.
• Operate the lounge year‑round, offering diverse dietary options, workstations, and 24‑hour staffing.
• Provide financial guarantees ($250 k for years 1‑2, $150 k for years 3‑10), a $20 k proposal bond, and meet ACDBE participation goals.
• Maintain detailed GAAP accounting, submit monthly/annual revenue reports, and comply with extensive liquidated‑damage provisions.
