The Texas A&M University-Texarkana is seeking a Design-Build Contractor to provide design-build services for the construction of a new Alumni Center. The project will be delivered using a progressive design-build approach, where the selected Design-Build Contractor will first provide preconstruction and design services, followed by negotiation of a Guaranteed Maximum Price for construction. The Alumni Center will serve as a hub for alumni engagement, events, and university activities, and is envisioned to include meeting rooms and event spaces, offices for alumni staff, lounge and gathering areas, exhibit spaces for university history and memorabilia, and support spaces. The project must incorporate sustainable design practices, comply with ADA standards, and align with the university's campus master plan. The Design to Budget amount is $2,000,000, inclusive of all design, preconstruction, construction, and contingency costs.
Some key points about this opportunity include:
• The project is expected to be completed in approximately 15-18 months, with a design phase of 3-6 months and a construction phase of 9-12 months.
• The selected Design-Build Contractor will be required to assemble and lead a Design-Build Team, including architects, engineers, and other consultants.
• The university is encouraging the use of Historically Underutilized Businesses (HUBs) in the project, and the selected Design-Build Contractor will be required to make a good faith effort to subcontract with HUBs.
• The university reserves the right to accept or reject any and all proposals, and to waive informalities and technicalities.
