Description
The California Department of Parks and Recreation is seeking a concessionaire to operate the historic Blue Wing Inn in Sonoma State Historic Park as a mixed‑use event space and lodging facility for a 50‑year term. The awardee must complete at least $5 M of phased historic‑preservation, ADA, and building‑system upgrades, then run up to five guest rooms and a catering‑capable event venue (≈150 guests), generating revenue through room rates, event fees, food‑service, and a minimum rent structure (greater of $24,000 or 8 % of gross receipts). The concession includes a four‑year rent waiver, a 4 % gross‑receipt contribution to a facility‑improvement account, and strict insurance, bonding, and reporting requirements.
