Description
This solicitation seeks a qualified concessionaire to operate a full‑service restaurant, catering program, and optional equipment‑rental/retail operation at San Clemente State Beach – Calafia. The contractor must redevelop the existing 1,564 sq ft concession building, upgrade utilities, provide ADA‑compliant restrooms, and create indoor/outdoor seating that reflects a beach‑and‑surf aesthetic. The 20‑year contract includes a minimum guaranteed rent of $250,000 (or 11 % of gross receipts, whichever is higher), a $3 M capital‑outlay requirement (with up to $5 M deductible from rent), and a $10 k proposal bond. The award will be made in September 2026 with contract execution in October 2026 and commencement in February 2027.
• Operate a year‑round restaurant (6 AM–10 PM) with food, beverage, and catering services, plus optional equipment rentals/retail.
• Deliver a $3 M redevelopment of the concession building, restrooms, utilities, and outdoor patio, meeting ADA, coastal, fire‑marshal, and environmental standards.
