Lima Ola Phase 1, Multi-Family & Senior Housing Affordable Rental Projects

The County of Kauai is seeking a vendor to provide all aspects of project development, including project design, financing, permitting, construction, fees, utility charges, management, marketing & promotion, and other related expenses for the Lima Ola Phase 1, Multi-Family & Senior Housing Affordable Rental Projects. The contract is worth $2,250,000.00 in HOME Investment Partnership Program (HOME) funds, $2,700,000.00 in National Housing Trust Funds (HTF), and $8,500,000.00 in Congressional Directed Spending (CDS). The project is expected to be completed in approximately 2 years. • The contract is for the development of multi-family and senior housing affordable rental projects in Eleele, Kauai, Hawaii. • The vendor will be required to enter into a Development Agreement with the County of Kauai. • The contract is subject to various federal requirements, including Equal Employment Opportunity, Fair Housing Act, Section 3, and Federal Labor Standards Provisions. • The vendor will be required to submit a final payment invoice and a Contractor's Certificate of Compliance for Final Payment. • The contract is expected to start after the "Notice To Proceed" is issued.
