The County of Stanislaus is seeking a qualified contractor to provide comprehensive routine maintenance, inspection, cleaning, and adjustment services for all HVAC, boiler, and exhaust‑fan equipment at the Community Service Facility in Modesto. The work covers a multi‑year (three‑year) contract with quarterly/annual maintenance windows, strict licensing, bonding, insurance, and prevailing‑wage requirements, and includes detailed documentation and reporting obligations. • Service includes filter replacement, coil cleaning, motor lubrication, belt and pump inspection, refrigerant leak checks, pressure and amperage measurements, and exhaust‑fan maintenance for 11 rooftop DX units, 15 split‑systems, 2 package units, a server‑room unit, boiler pumps, and 16 roof exhaust fans. • Contractor must hold valid California C‑4 and C‑20 licenses, provide a 10 % bid bond, and later furnish 100 % performance and payment bonds, plus $1 M minimum CGL, auto, and workers’‑comp coverage with the County named as additional insured. • Work is performed during normal business hours (8:00 AM‑4:30 PM); any after‑hours or weekend work requires written approval and will be billed at an emergency rate.
